The cooling tower is a heat rejection device that cools the condenser water by evaporation in a moving air stream.  


The tower behaves like a large air washer. Anything that is picked up in the air stream, such as dirt, leaves, debris, pollen, microbes, etc., ends up in the bulk water.  


As the circulating water is evaporated, the latter solid materials become concentrated in the bulk water.

A water treatment program is designed to protect the cooling tower, evaporative condensers, water cooled condensers, piping and accessories from scale, corrosion and biological fouling.  


Scale is the result of precipitation of dissolved solids from the recirculated water on heat transfer surfaces.


As the tower performs its functions and as water is evaporated, solids in the water are left behind and without a water treatment program these solids precipitate out on the surfaces of exchanger tubes and as the dissolved solids concentrate it acts as insulation impeding proper heat exchange to take place. 


The cooling tower water, Pumps, heat exchangers, condenser barrels and piping can become severely fouled. 


Scale formation acts like an insulator and reduces heat transfer. When heat transfer occurs, Chillers, heat pumps, water pumps, compressors, fans and all ancillary equipment can become less efficient and must work harder and longer to try and provide cooling. 


The result is less cooling and higher power consumption and more expensive to provide adequate cooling. 


When the scaling reaches a meager 1/32 of an inch, the power consumption is increased by 25%. At 3/64 of an inch, the power consumption is increased by a whopping 49%. Scaling generally will be followed by some degree of corrosion and fouling.  


Products of corrosion are oxides and hydroxides of the systems metals. Initially, as a thin fine film, the oxides offer a slight degree of protection to the base metal. But continued and uncontrolled, the corrosion will deteriorate the metal, pumps, tower and chiller  tubes.

We will use next generation Biocides to keep bacterial growth in control, including legionella bacteria and other pathogenic bacterias.


We will build a baseline and build water analysis trends to better adjust and support the water treatment program.

We will deploy the latest generation water monitoring and control equipment to better support the water treatment program at the site.


We supply monthly water treatment report detailing the  present water conditions, the reports will be followed by recommendations if they are needed at the time of service.


Service will include visually inspecting the mechanical room to ensure the HVAC water system ancillary equipment is working at peak and report all findings at the time of service. 


We will report all findings during our site service to the designated managers or site engineers.

Upon execution of a service contract, we will establish a relationship with your mechanical contractor to communicate any mechanical faults the HVAC water cooling equipment that we might find during our site service.


We are the extra eyes and ears when we perform our monthly site service.


We identify equipment failures, that include monitoring of temperatures, water flow issues, leaks, water pump malfunction.


Please note all observations communicate are based on experience and will be limited to visual inspections.


All observations will be informed to the site managers and designated engineer.
